Build. The case is constructed around what the counterparty's decision-makers are measured on, not around what the client wishes to say.

Negotiate. The Operator sits in the negotiation. Advice from outside the room is not advice.

Close, or kill. The process ends in a signature or an early, honest no. If the Operator calls it dead, fees stop that month. No other party in this market will put that in writing.
